The problem

A rent agreement in India is usually written in English legal language, whatever language the tenant speaks. Many tenants sign after the broker or the landlord tells them what it says.

The Model Tenancy Act, 2021 caps a residential security deposit at two months' rent and requires a written agreement. Each state has to adopt it separately, so what a tenant can rely on depends on where they live. When a deposit is withheld, the routes open to a tenant are a legal notice, the rent authority or a civil court.

Disputes tend to start in the clauses on deposits, notice periods and repairs. Those are the clauses a tenant most needs explained in their own language before signing.
